Located in the heart of Hobart CBD, the suburb of Hobart is experiencing notable growth and demographic shifts. The population of the area is estimated at approximately 3,669 as of May 2026, marking an increase of 279 residents (8.2%) from the 2021 Census, which recorded 3,390 people. This latest figure is derived from annual aggregated SA2-level Estimated Resident Population (ERP) data combined with quarterly national address file updates. Structurally, the area is characterized by a strong presence of apartments and a high proportion of renters. The local market is also defined by a low median household size and a highly concentrated young demographic, particularly in the 15 to 24 and 25 to 34 age brackets. Demographically, the suburb of Hobart features a high proportion of teenagers and young adults, with a significant number of households organized as lone person or group living arrangements. Residents in these cohorts generally report incomes within the lower quartile. Despite these modest income levels, the suburb stands out for its exceptional service amenity and accessibility. The area displays strong expansion patterns, driven by its recent population growth of 8.2% since the 2021 Census.

Estimated residents are up from 3,390 at the 2021 Census — a change of 279 people, or 8.2%.

Should you spend time looking in Hobart?

Why look here

  • Population growth

Hobart ranks in the 82nd percentile nationally for population growth, with the population up +8.2% since the 2021 Census.

  • Forecast demand

Official forecasts point to an additional 261 residents by 2041 — growth of 7.1% on the current estimated population.

  • Infrastructure pipeline

8 major projects are tracked in and around Hobart, and infrastructure activity ranks in the 66th percentile nationally.

  • Employment outlook

Industry-weighted employment growth of 6.9% is forecast over the next five years based on the local industry mix.

What could hold it back

  • Below-average resident incomes

Hobart ranks in the 21st percentile nationally for income (score 2.1/10). Lower household incomes can constrain rent growth and buyer depth, and increase sensitivity to interest-rate and cost-of-living pressure.

  • Weak local employment drivers

Hobart ranks in the 11th percentile nationally for employment drivers (score 1.1/10). Areas with limited local job creation rely more heavily on commuting access and broader regional employment conditions.

  • Weak housing market ranking

Hobart ranks in the 3rd percentile nationally for housing (score 0.3/10). A low composite housing ranking suggests the local market has lagged comparable areas on the measures Districts tracks.

  • Elevated unemployment

Unemployment in Hobart is 9.2%. Higher unemployment increases tenancy risk and can weigh on rental demand and price growth.

Districts' reading of national rankings, Census change and the tracked project pipeline for Hobart. Each line cites its evidence; this is interpretation, not advice. The Investment Report PDF is the long form of this thesis.

Housing development & building approvals in Hobart (TAS)

Districts view

Districts analysis of residential development drivers sees Hobart recording a relatively average level of approval activity when compared to local markets analysed countrywide

Detail

Based on Districts evaluations of ABS building approval records distributed from statistical zones, the suburb of Hobart has recorded an annual average of about 30 new housing approvals, with an estimated 150 dwellings approved during the last 5 financial years (from FY-21 to FY-25) and 23 registered during FY-26 so far. With an average of 1.3 additional occupants per year for each home built during the last 5 financial years (from FY-21 to FY-25), construction levels and local requirements appear well-aligned, creating a balanced marketplace, although recent figures show this has dropped to 0.6 occupants per home over the last 2 financial years, pointing to more balanced supply dynamics. Building initiatives average $571,000 in projected construction costs, showing that developers are focusing on the high-end residential sector with premium properties. Furthermore, $172.2 million in commercial building approvals have been registered during this financial year, pointing to significant development momentum in the commercial sector.

Relative to Greater Hobart, the suburb of Hobart displays 205.0% higher building approvals per resident, offering buyers a broader selection of properties, even though construction momentum has softened recently. New residential building approvals consist of 8.0% standalone houses and 92.0% medium to high-density options. This emphasis on higher-density developments offers more attainable entry pricing and appeals to downsizers, property investors, and first-time buyers. Having approximately 192 people for every approved home, the suburb of Hobart exhibits the hallmarks of a developing region.

Future projections indicate the suburb of Hobart will gain 261 residents by 2041 (calculated from the most recent Districts quarterly projections). At ongoing construction rates, residential supply appears positioned to satisfy demand, creating positive conditions for buyers and potentially supporting growth that surpasses current projections.

Development applications

Districts' assessment of the Hobart LGA register has identified 10 substantial development applications lodged in Hobart over the past 5 years (10 in the last 12 months). Minor and ancillary works — single dwellings, outbuildings, signage and smaller residential developments — are excluded. Of these, 10 are under assessment. The most common application types are multi-resi, commercial and retail.

Population growth in Hobart (TAS)

Districts view

Hobart lies within the top quartile of areas nationally for population growth performance according to Districts analysis of recent, and medium to long-term trends

Detail

According to assessments of ABS population statistics for the surrounding region, alongside new addresses verified by Districts following the Census, the resident population of the suburb of Hobart is projected to be approximately 3,669 in May 2026. This represents a growth of 279 residents (8.2%) from the 2021 Census, which documented a population of 3,390 residents. This shift is calculated from the resident population of 3,669, projected by Districts after analyzing the most recent ABS ERP statistics publication (June 2025) combined with a further 133 validated new addresses registered since the date of the Census. A population of this size corresponds to a density of 1,609 persons per square kilometer, a figure that is higher than the typical density across national areas analyzed by Districts. The 8.2% expansion in the suburb of Hobart since the 2021 census outpaced the SA3 area (1.8%), as well as the SA4 region, establishing it as a frontrunner for growth in the local area. Overseas migration served as the primary catalyst for demographic growth, functioning as virtually the sole contributor to population increases during recent intervals.

Districts utilizes ABS/Geoscience Australia projections for each individual SA2 area, published in 2024 using 2022 as the base reference year. For SA2 territories excluded from these records, and to project age bracket expansion for periods past 2032, the Tasmania State Government's Regional/LGA projections, published in 2022 using 2021 as the base year, are utilized with adjustments applied via a weighted aggregation approach of demographic expansion from LGA to SA2 divisions. Child care in Hobart (TAS)

Districts view

Hobart was found to possess higher than average child care supply broadly for children under 5 on a resident basis (materially tighter once daytime workforce inflow is factored in), with strong provision across both long day care and out of school hours care.

Detail

Hobart currently has an estimated 77 children under 5 years old, comprising approximately 56 children aged 0-2 and 37 children aged 3-4. This cohort grew by an estimated 4% since the previous census. while population forecasts indicate future growth, with an anticipated increase of 5% by 2041 (to approximately 81 children). Meanwhile the 5-12 cohort currently amounts to 128. While growth has been positive birth rates observed in the area have been low, with approximately 5.0 births per 1,000 residents recorded over the latest two-year period analysed which ranks the area among the bottom 20% of areas assessed nationally. This rate has slowed down slightly in recent years however.

Hobart contains 4 Long Day Care centres (349 places) and 2 OSHC facilities (88 places), with overall provision relative to the local child population appearing favorable compared to national benchmarks, and above the Greater Hobart average on a resident basis — though likely far tighter supply once significant daily workforce inflows to the area are considered. With no preschool/kindergarten services observed in the area (such services generally provided within schools in TAS), only long day care, the ratio of children per place for the under 5 age group is 0.3 - placing the area among the top 20% nationally for supply per child on a resident basis, though closer to ~0.8 once estimated daytime workforce inflow is factored in. With projected population growth of 7.1% between now and 2041, and 5.2% in the under 5 age group in particular. As well as this projected growth, other factors worth noting are lower quartile employment and income performance.

In assessing child care markets local school supply is a particularly important factor, given school-run convenience, and enrolment vs child care place analysis can provide useful insight into capacity both for parents seeking child care options and child care operators assessing opportunities in an area. The catchment sees a level of school enrolment relative to population of 64.6 per 100 residents with 2,372 enrolments across primary and secondary institutions. This notably elevated rate of school supply suggests many students travel to the area from beyond the immediate surrounds, typically amplifying local childcare demand given school-run proximity. As expected, the level of school places per child care place (LDC+PSK) is also higher than average. Out of school hours child care provision is similarly strong, with 88 places serving the 5-12 cohort. Proximity analysis saw distances of local residents to their nearest child care centre being shorter than average while fees are notably lower than national averages.

5 school catchments intersect Hobart (note; school catchment data provided for public schools only), in which a combined 951 children aged under 5 reside, served by 1,254 LDC and preschool places. The overall demand-to-supply ratio across these catchments is 0.8 children per place, with limited variance in this ratio.
